XTX Limited Terms and Conditions

GENERAL TERMS AND CONDITIONS

XTX Ltd provides services subject to the following General Terms and Conditions. By instructing us to commence works, or by paying a deposit, the client agrees to these terms.

1. About us and these terms

1.1 These terms apply to all work carried out by XTX Limited, a company registered in England and Wales (company number 05593629). Registered office and trading address: 18A Himbleton Road, Worcester, WR2 6BB. Email: sales@xtxltd.co.uk. Phone: 07738519252. We are not registered for VAT, so no VAT is added to our prices.

1.2 In these terms, "we", "us" and "our" mean XTX Limited. "You" means the person or organisation who asks us to carry out the work.

1.3 If you are an individual acting for purposes outside your trade or business, you are a consumer. Some clauses apply only to consumers or only to business customers, and say so. Nothing in these terms affects your statutory rights as a consumer.

1.4 These terms, together with your quote, form the whole agreement between us. If the quote and these terms conflict, the quote takes priority.

2. Estimates, quotes and the contract

2.1 Remote estimates. We may give you a free, approximate estimate from satellite imagery, measurements or photos you send. A remote estimate is a guide only and is not a binding quote.

2.2 Quotes. After a free site visit we will give you a written, fixed-price quote. It sets out the work, the method, the price and any optional extras. Quotes are valid for 30 days.

2.3 Extra estimates. We provide one quote free of charge. If you ask for major changes that need further visits or significant extra time, we may charge for this. We will always agree any such charge with you in writing first.

2.4 Acceptance. A contract is formed when you accept our quote in writing or by clicking on "accept" in the estimate (email or text is fine) and we confirm a booking. By accepting, you agree to these terms.

2.5 What a quote excludes. Unless your quote says otherwise, it does not include waste removal off site, parking charges or permits, or repairs to defects found during the work. Any of these will be quoted separately before we go ahead.

2.6 Hidden conditions. Our quote is based on what we could reasonably see at the site visit. If the work reveals something we couldn't reasonably have seen and that changes the job (for example a collapsed sub-base or failed roof felt), we will stop, explain, and agree any change with you before continuing.

2.7 We may decline to quote, or tell you that the work is outside our scope.

3. Prices and payment

3.1 Cleaning and restoration work is priced by area (per m²), by length or run, or per item (such as per solar panel), as shown on your quote. Minimum charges apply as shown on our website and your quote.

3.2 Handyman work is charged at a first-hour rate (£75, covering travel, set-up and the first hour on site) and then an hourly rate (£45 per hour or part hour), plus materials. Time spent preparing and clearing up counts towards on-site time.

3.3 Changes you ask for. Once you accept a quote, extra work you request will be priced and agreed with you before we do it.

3.4 Deposits for materials. Where your job needs materials ordered specially for it (such as jointing compounds, sealers, wood oils or specialist chemicals), we will ask for a deposit equal to the cost of those materials. The amount will be shown on your quote. We don't take a deposit for work that uses our normal stock.

  • We order once your deposit is paid and, for consumers, once your 14-day cancellation period has ended, unless you ask us in writing to go ahead sooner (clause 4.4).

  • If you cancel within your 14-day cancellation period, we will refund your deposit in full (clause 4.3).

  • If you cancel after that, or change your mind about the specification once we have ordered, we may keep the part of the deposit that covers materials we can't return or cancel. Some chemicals can't be sent back because of shipping restrictions. Any materials we keep the cost of will be yours to collect, and we will refund any part of the deposit we can recover (for example by returning unopened items).

3.5 When to pay. Payment is due on completion. For work lasting more than a week we may ask for staged payments at points agreed in the quote. If we invoice you, payment is due within 7 days of the invoice date.

3.6 How to pay. You can pay by bank transfer (preferred), debit or credit card, or cash on completion. Klarna is available on jobs over £300. We cannot accept cheques or postal orders. All cash payments are receipted and go through our accounts.

3.7 Late payment by consumers. If you don't pay on time, we may charge interest at 4% a year above the Bank of England base rate on the overdue amount, from the due date until payment. We will contact you before taking any further recovery action.

3.8 Late payment by business customers. We may claim interest and fixed recovery costs under the Late Payment of Commercial Debts (Interest) Act 1998. Interest runs at 8% a year above the Bank of England base rate.

3.9 If you dispute part of an invoice, please tell us promptly and pay the undisputed part on time.

4. Your right to cancel (consumers only)

4.1 If you are a consumer and you accepted our quote at your home or remotely (by email, phone, text or online), you have the right to cancel the contract within 14 days without giving a reason. The 14 days start on the day after the contract is formed.

4.2 How to cancel. Tell us clearly before the 14 days end, by email to sales@xtxltd.co.uk, by text or WhatsApp to 07738519252, or by post to our trading address. You can use the form below, but you don't have to.

4.3 Refunds. If you cancel in time, we will refund all payments you have made, including any deposit, within 14 days of being told. We will use the same payment method you used unless we agree otherwise. There is no fee for this.

4.4 Starting work within the 14 days. If you want us to start before the 14 days are up, you must ask us to, in writing (an email or text is fine). You still keep the right to cancel. However, if you cancel after we have started, you must pay for the work done up to the point you tell us, worked out in proportion to the full price.

4.5 Completed work. If you asked us to start within the 14 days and we finish the work within that period, you lose the right to cancel once the work is complete. We will remind you of this when you ask for an early start.

4.6 Business customers do not have this cancellation right. Clause 5 applies instead.

5. Rescheduling and late cancellation

5.1 Weather. Exterior work depends on the weather. If wind, rain, frost or heat would make the work unsafe or harm the finish (for example biocide being washed off, or sealer or jointing compound failing to cure), we may postpone. We will tell you as soon as we can and offer the next suitable date. No charge applies to either of us.

5.2 Your rescheduling. You can move a booking free of charge if you give us at least 48 hours' notice.

5.3 Late cancellation. Outside your 14-day cancellation period (or at any time for business customers), if you cancel with less than 48 hours' notice, or we arrive and can't start because of something you didn't tell us about at the quote stage (such as no access, no water or power, or vehicles not moved), we may charge for costs we have reasonably and unavoidably incurred. These include non-returnable materials, equipment hire and lost working time we can't fill. The charge will not exceed:

Service

Maximum charge

Roof cleaning (late cancellation) £250

Any service: visit aborted on arrival £300

Gutter clearing: visit aborted on arrival £75

Other services (late cancellation) the minimum charge for that service

We will show you how the charge is made up, and we will deduct it from any deposit.

5.4 Our cancellation. If we have to cancel for reasons other than weather (for example illness or equipment failure), we will rebook as soon as possible. If you'd rather not wait, we will refund any money you've paid.

6. Your responsibilities

6.1 Access. You must give us safe access to the work area at the agreed time. This includes clear room for ladders, scaffold towers and equipment, and a parking space for our van near the property where possible.

6.2 Water and power. You must provide:

  • a working outside tap (or an inside tap we can connect a hose to) with normal mains pressure, and

  • a working 13 amp socket, where the quote says one is needed (for example gutter vacuums).

Water used is at your cost. On a typical driveway or patio clean this is a few pounds on a metered supply.

6.3 Hosepipe bans. If a Temporary Use Ban (hosepipe ban) is in force, we will follow the terms of your water company's notice. Most notices allow hosepipe cleaning of paths, patios and other surfaces when it is done as a service to customers in the course of a business. If the notice in force does not, we will offer our dry cleaning method or rebook..

6.4 Before we arrive, please:

  • move vehicles, bins, furniture, pots and anything fragile away from the work area,

  • close windows and doors near the work,

  • keep children and pets indoors or well away until treated surfaces are dry, and

  • tell us about anything we can't see: underground cables or pipes, delicate plants, ponds, known leaks, loose tiles, or poorly fixed guttering.

6.5 Welfare. On jobs lasting more than half a day, please allow us reasonable use of a toilet, unless we've agreed to bring a portable one.

6.6 Safety. If you, or anyone you're responsible for, enters the work area while we're working, you do so at your own risk and must follow our instructions. We may stop work until an unsafe situation is resolved.

6.7 Neighbours and permissions. If we need access through a neighbour's property, or permission from a landlord, management company or the council (for a listed building, for example), it is your job to get it before we start.

7. Our standard of work and guarantees

7.1 Our promise. We will carry out the work with reasonable care and skill, in line with good industry practice and your quote, using properly trained people and suitable equipment and products. We hold public liability insurance (£5 million) and professional indemnity insurance (£100,000), and will show you the certificates on request.

7.2 Your statutory rights. Under the Consumer Rights Act 2015, if our work is not done with reasonable care and skill, or not as described, you are entitled to ask us to put it right. If we can't do that within a reasonable time and without significant inconvenience to you, you are entitled to a price reduction, which may be a full refund. The guarantees below are in addition to these rights and do not replace them.

7.3 Workmanship guarantee: 1 year. We guarantee our workmanship for 12 months from completion. This covers, for example, repointing, re-sanding, sealing, repairs and installations. If something fails because of our workmanship, tell us as soon as you can and we will put it right at no cost.

7.4 Roof regrowth warranty: 18 months. Where your roof clean includes our biocide treatment, if significant moss regrowth appears within 18 months we will re-treat the affected areas free of charge. This covers re-treatment only. It does not cover natural weathering, discolouration or lichen staining that fades over time.

7.5 What the guarantees don't cover:

  • organic regrowth on surfaces without a warranty: moss, algae, lichen and weeds are spread by wind, birds and spores, and will return in time,

  • materials you supplied (unless the failure is due to how we fitted them),

  • damage from accidents, misuse, frost-heave, ground movement or tree roots,

  • work that someone else has altered or repaired since we finished, and

  • failure of an existing surface, joint or structure that was already defective (see clause 8).

7.6 Aftercare. Following our written aftercare advice (for example, keeping off newly sealed surfaces for the stated time) helps your guarantee. Ignoring it won't remove your statutory rights, but it may be relevant if a failure is caused by it.

8. Service-specific terms

These apply as well as the general terms above. In each case, "we are not responsible" means not responsible provided we carried out the work with reasonable care and skill. If damage is caused by our negligence, we will always put it right.

8.1 All cleaning work

  • Pre-existing defects. Cleaning removes dirt and growth that can hide existing problems: loose or crumbling pointing, cracked or spalled slabs, worn sealers or paint, loose tiles, failed seals. We will point out visible defects before we start, and may photograph them. We are not responsible for defects that cleaning reveals or that fail because they were already weak.

  • Results. We will always do our best, but we cannot guarantee complete removal of every stain (old oil, rust, tannin or deep-set stains), or an even colour across surfaces that have weathered unevenly.

  • Run-off and splashback. We take reasonable steps to control water, debris and overspray, and we rinse down affected areas before we leave. Some run-off into drains, borders and paths is unavoidable unless a containment plan is included in your quote.

  • Chemicals. We use HSE-approved biocides and professional cleaning products, applied by trained operatives (City & Guilds biocide training; LANTRA PA1 and PA6). Treated surfaces are generally safe for children and pets once dry. Keep them off until then.

  • Waste. Unless your quote says otherwise, we bag organic waste for you to put in your garden waste bin or compost. Off-site disposal by a licensed carrier can be quoted as an extra.

8.2 Roof cleaning

  • Method and access. We use the method agreed in your quote: either manual scraping and compressed air followed by biocide, or controlled pressure or steam cleaning followed by biocide. We work mainly from scaffold towers and long-reach poles, and use roof ladders only where needed and agreed. We recommend pressure or steam cleaning only for sound roofs with intact underlay.

  • Older or fragile roofs. Roofs that are old or in poor condition can have weaknesses (porous or cracked tiles, failed felt, weak ridge pointing, damaged flashing) that only show during or after cleaning. Before we start we will inspect the roof as far as we safely can from our access equipment and tell you about anything we see. We are not responsible for leaks or damage caused solely by such existing defects.

  • Appearance. Cleaning can show the natural colour variation of tiles, including the lighter "biscuit" colour of older concrete tiles and fibre-cement slates. Biocide-only treatments work gradually, over weeks to months, as weather washes away dead growth.

  • Gutters. Every roof clean includes clearing the gutters afterwards.

8.3 Gutter clearing

  • We clear gutters mainly with a high-reach vacuum from the ground, using ladders only where needed. We inspect the gutters by camera before and after. This is a visual check of the clearance, not a structural survey.

  • The vacuum can't remove very large or fixed objects, or vegetation rooted firmly into the gutter or downpipe.

  • We clear accessible downpipes. We are not responsible for blockages in underground drains, and will tell you if we suspect one.

  • Clearing gutters may reveal leaks from split seals, cracked or sagging sections, or poor falls. We can quote for repairs. We are not responsible for existing defects, or for brittle or poorly fixed guttering, fascias or soffits that fail during normal careful cleaning.

8.4 Pressure washing, patios and driveways

  • Jointing sand. Pressure washing removes loose jointing sand. Re-sanding block paving with kiln-dried sand once dry is included in our block-paving prices. Hard-setting or permeable jointing is an optional extra.

  • Before re-sanding, blocks can move slightly. Please avoid driving on newly cleaned block paving until we've re-sanded, if we ask you to.

  • Efflorescence. White mineral salts can temporarily appear after cleaning. This is a natural reaction and usually weathers away.

  • Weeds. Cleaning and sealing slow regrowth but can't prevent it. Weed control is a separate service.

8.5 Dry (water-free) cleaning

  • Our rotary-brush method removes surface moss and weeds. It does not lift deep staining in the way pressure washing can. A small amount of water is used to mix biocide, and occasionally to rinse.

8.6 Repointing, sealing and coatings

  • Repointing and sealing need dry, suitable weather and time to cure. We may reschedule under clause 5.1, and will give you written aftercare instructions, including how long to keep off the surface.

  • Lifespans we quote (for example "20+ years") are typical figures for a well-laid, stable patio. They are not guaranteed. Our workmanship guarantee in clause 7.3 applies.

  • Herbicide pre-treatment may need 10–14 days before work starts. We will build this into your timetable.

  • Re-laying loose slabs is limited to what's in your quote. Failed sub-bases are outside scope unless quoted.

8.7 Decking, fencing and timber

  • Even with controlled low pressure, some raising of the grain ("furring") is possible, especially on older or softer timber. We sand where this is part of your quote.

  • Cleaning may lift existing stains, paints or varnishes that are old or poorly bonded.

  • On composite decking, cleaning can reveal existing fading, scratches or uneven colour.

8.8 Solar panels

  • We clean with purified water and soft brushes, plus manufacturer-safe solutions where needed. We do not disconnect, repair or alter your system. Electrical faults, damaged panels or loose fixings we notice will be reported to you.

  • We cannot guarantee a specific increase in output.

8.9 Handyman and electrical work

  • Charged as in clause 3.2. Before any planned power shut-off we will warn you. Please switch off and unplug sensitive equipment, and check fridges and freezers restart afterwards.

  • Our electrical work is limited to minor, non-notifiable work under Part P of the Building Regulations (such as like-for-like replacement of sockets, switches and light fittings), tested and certified with a Minor Electrical Installation Works Certificate. Notifiable work (such as new circuits, consumer unit changes, or new work in bathrooms) is outside our scope, and we will refer you to a registered electrician.

8.10 Subcontractors

We may use a trusted subcontractor for part of the work (for example scaffolding). We remain responsible for the quality of the work. We are not responsible for contractors you employ directly, and we don't get involved in disputes between you and a previous contractor whose work we are asked to put right.

9. Our liability

9.1 What we never exclude. Nothing in these terms limits our liability for death or personal injury caused by our negligence, for fraud, or for anything else that cannot legally be limited, including your statutory rights as a consumer.

9.2 Consumers. If we break this contract or are negligent, we are responsible for loss or damage you suffer that is a foreseeable result. Loss is foreseeable if it was obvious it would happen, or if we both knew it might happen when the contract was made. We are not responsible for loss that was not foreseeable. We provide our services for domestic and private use, so we are not responsible to consumers for loss of profit, business or business opportunity.

9.3 Business customers. We are not liable for indirect or consequential loss, or for loss of profit, revenue, business or goodwill. Our total liability for any claim connected with a contract is limited to the greater of the contract price or £[100,000]. This does not apply to damage to property caused by our negligence, which is covered by our public liability insurance up to £5 million.

9.4 Reporting damage. If you think we've caused damage, please tell us as soon as possible, ideally with photos, so we can look into it and put it right quickly.

10. Complaints and disputes

10.1 If you're unhappy with anything, please tell Darrin straight away by phone, email or WhatsApp. Most issues can be sorted quickly on site.

10.2 We will acknowledge a written complaint within 3 working days, and aim to resolve it within 14 days. This may include a return visit to inspect or put things right.

10.3 If we can't agree, either of us may refer the dispute to the courts of England and Wales. For smaller claims, the small claims track is quick and low-cost.

10.4 Alternative dispute resolution. We are not a member of an alternative dispute resolution (ADR) scheme and are not obliged to use one, but we will consider any reasonable proposal to use an ADR provider if we can't resolve a complaint between us.

11. Your information and photos

11.1 We use your personal information to quote, carry out and invoice the work, and to keep records we're required by law to keep. Our Privacy Policy explains how.

11.2 Photos. We take photos of the work for our records and to show you the results. We'll only use photos on our website or social media if you agree. They will never show your house number, your vehicle registrations or people without permission. You can say no, or change your mind later, without affecting the work.

12. General

12.1 Events outside our control. We are not responsible for delays caused by events beyond our reasonable control, such as extreme weather, supplier failure or serious illness. We will tell you promptly and agree a new date. If the delay is long, either of us may cancel, and you will get a refund for work not done.

12.2 Changes to these terms. We may update these terms from time to time. The version that applies to your job is the one in force when you accepted your quote.

12.3 Transfer. We may not transfer this contract to anyone else without your agreement.

12.4 If any clause is found to be invalid, the rest of the terms still apply.

12.5 If we don't enforce a right straight away, we can still enforce it later.

12.6 These terms are governed by the law of England and Wales, and disputes may be dealt with by the courts of England and Wales.

Terms last updated: 16/10/2026.
